LIMA Estate spotlights smart city integration in industrial estate
It has introduced various digitisation efforts that highlight sustainability as part of the integration.
Dedicated to innovation and sustainability, the leading Philippine green industrial-anchored mixed-use estate, LIMA Estate, is poised as the next-generation economic centre in the country. Home to upwards of 170 businesses, 66,000 employees, over 4,000 households, a four-star hotel, and 167 retail outlets, LIMA stands as one of Asia's premier sustainable industrial estates and the Philippines' largest privately owned industrial-anchored estate.
With an ongoing expansion that covers 150 hectares and plans to bring to market an additional 450 hectares within the next 10 years, the company also aims to accommodate more industries and introduce amenities that will further enhance the lives of its residents and surrounding communities. LIMA Estate harnessed partnerships with global urban infrastructure experts and embarked on the integration of smart city features in the process.
Amongst the examples of these digitisation efforts include the continuous development of the LIMA Central Estate Command Centre, a facility equipped with technology for real-time monitoring and management of various estate functions.
This central command centre plays a pivotal role in ensuring efficient response times, particularly in emergencies, whilst also optimising day-to-day operations such as traffic management, energy consumption, and security.
LIMA Estate’s commitment to sustainability is also evident through its energy-efficient initiatives, including extensive solar energy utilisation, effective waste disposal systems, and proactive decarbonisation efforts.
Equipped with 1.5MWP rooftop solar panels, LIMA’s mall development, The Outlets at Lipa, offsets 31,000 tons of carbon dioxide annually, which is equivalent to planting 1.4 million trees.
The efforts of the LIMA Central Business District towards achieving net zero include 63% off-site renewable energy utilisation for the whole district, 43% on-site energy utilisation of The Outlets at Lipa, and planned procurement of 100% renewable energy for future buildings in LIMA Office Park.
Meanwhile, LIMA partnered with Green Antz for its Compost to Fertilizer programme, where the latter will provide the composting machine that will compost solid food waste gathered from locator concessionaires and food tenants within the mall.
The company is also currently engaged in a significant initiative focused on decarbonising its transport system. This effort includes traditional methods such as enhancing walkability and bikeability, as well as improving green spaces and landscapes within the estate's vicinity.
In addition to these measures, the estate has initiated the construction of dormitories for its locator employees. This strategic move aims to broaden housing options within the estate, catering to a diverse economic spectrum, particularly those employed in the industrial sector.
